March 2015,

Tim Kallas, General Manager of Stadium Self Storage had the opportunity to travel to Washington DC to attend the Self Storage Association's national convention in Washington DC.  There was your typical mix of vendors everything from steel manufacturers, to software developers to lawyers.  Tim took the opportunity to discuss some "Techie" stuff with some and came away with some good insight on where technology is going in the world of self storage.  

Tim was also chosen to lead a round table discussion on a topic of his choice.   His topic was "Customer Loyalty and How to Archive It".  He focused on 3 main points,
  1. Understanding the customers Hot Button issues that concern them.
  2. How to meet the perceived needs of the customer and the business's needs at the same time.
  3. Driving and securing customer loyalty.
The self storage industry is constantly changing and evolving and it is important that we keep up to date in order to continue to provide you, our valued customer the very best in climate controlled self storage in Milwaukee.

We are pleased to announce that Stadium Self Storage has been recognized by Mini-Storage Messenger as the 2014 Facility of the Year in the conversion class.  There were many nominations from all across the country and we are honored that we were picked for this prestigious award.  We are the first climate controlled self storage facility in the State of Wisconsin to receive such an award. 

Such an award speaks volumes for the type of facility we offer.  As you read below in our September article you can see just how involved this type of project was.  Taking a World War II era building and transforming it into a state of the art climate controlled self storage facility is no easy feat. We would like to thank everyone involved in this project as well as thanking all of our customers that continue to support us!

Everyone here at Stadium Self Storage would like to thank everyone who came to this years Latino Fair, and those who stopped by our booth. This years event was a tremendous success, and it wouldn't have been achieved without you!  We had the opportunity to meet with local business leaders in the community, as well as the members of the community that supports us.  We were able to forge new relationships in the community, and let the community know that there is a premier, climate controlled self storage facility in their back yard.

Those that stopped by our booth and played our plinko game, had the opportunity to win some fantastic prizes.  Some people won a free month of storage, others won some fantastic autographed Brewers memorabilia and gift cards to local restaurants.

Milwaukee-based Coakley Brothers is starting a new business, Stadium Self Storage, at 4000 W. Burnham St. in West Milwaukee, chief executive officer Peggy Coakley announced today.

Stadium Self Storage will offer the public "secure and accessible" storage units to store their personal belongings, according to Coakley Brothers.. The facility allows them to access their possessions 7 days a week from 7:00am to 8:00pm. Many climate controlled units, ranging in size from 10ft x 5ft up to 10ft x 25ft, will be available for usage.

"This is a wonderful opportunity to transform this facility once Coakley-Tech consolidates its business out to Hartland," Coakley said. "Instead of the building being vacant, Coakley Brothers Company will convert this asset into a new line of storage business. We will be making a significant investment refurbishing and improving the commercial property which will make it an attractive addition to the new businesses on Miller Park Way."

The Challenge:  Update exterior of the 70 year old building to make it relevant, connected and visible.  The color scheme reflects the colors of our local MLB team, the Milwaukee Brewers, with Grey and Blue horizontal striped exterior with large yellow doors.  New insulated windows installed on east, west and south exterior faces allows those outside the building to look in and see the bright yellow storage doors.  It is more than just eye appealing, it gives the building instant recognition as to the business type.

Peggy Coakley is the owner, president, and CEO of Coakley Brothers Company. She’s the fourth-generation Coakley to run the business, which is one of the largest female-owned and operated moving companies in the nation.  Peggy has been at the helm of Coakley Brothers since 1998. 

Under Peggy’s leadership, Coakley Brothers has expanded into the Madison and Green Bay markets.  The Business Journal recognized Coakley Brothers as one of the 25 largest women-owned businesses in Wisconsin.  Peggy is active in the community and is a model leader.  She currently serves on the Board of the Sojourner Family Peace Center, is a past President and has an 18 year history with the organization.

In 2008, Peggy co-founded the nationally recognized industry consortium, Office Moving Alliance (OMA).  OMA is an invitation only organization of high quality companies providing excellent service on a global level.

In Peggy’s tenure she has successfully started and sold two successful businesses; Coakley Tech, a digital printing company sold in 2007 and Datastore, a record retention company sold in 2012.  Datastore was one of the largest providers in Wisconsin with state of the art facilities in Milwaukee and Madison.

Brothers Business Interiors is one of the latest successful additions to the range of services offered.  As a leader Peggy has always looked for areas to expand the business by providing solutions for current customer needs.  Brothers Business Interiors does this by providing quality furniture. 

In her latest addition, Peggy opened Stadium Self Storage in 2012.  Stadium Self Storage is a multi- story, state of the art facility which will have over 850 units once completed.

Bob joined the CSD (Computerized Structural Design) family in 1980. CSD is primarily a structural engineering design firm that also provides architectural design services for the manufacturing, industrial and warehousing industry. CSD was founded in 1968 and is headquartered in Milwaukee, Wisconsin with additional offices located in Denver, Colorado and South Carolina. CSD has a current staff of 45 with 30 plus registered engineers or architects.

Bob, a registered architect since 1987, has extensive experience in programming, schematic design, production layout, site development, code compliance and consultant and contractor coordination.

Bob was involved with this project from the beginning, helping turn Peggy Coakley and Dave Murray’s visions into a functioning state of the art storage facility.

Altering an existing building and site with limited expansion capabilities posed some major challenges for this project. The project was developed in a 3D model to facilitate the presentation of the project limitations and possibilities.

Nearly all of our engineers have earned a Master’s Degree in Structural Engineering.  Company founders Donald Buettner and LeRoy Lutz, as well as James Fisher, James LaBelle and Mahmoud Maamouri have earned a doctorate in structural engineering.  It is our policy as a premier structural engineering firm to maintain a staff of the best engineering talent in the industry.

Many CSD professional engineers are active on national technical committees to stay at the forefront of structural engineering technology. Years of practical experience, combined with continuing participation in technical societies and research groups keeps CSD at the forefront of engineering progress, which in turn allows us to provide exceptional practical and innovative engineering service to our clients.

CSD is registered in nearly all states, the District of Columbia, and Puerto Rico.  We are regularly involved in the design of projects throughout the USA and have also worked on projects in Canada, Mexico, Great Britain, Poland, Brazil, Chile, China, Thailand, and Taiwan.


Here is a letter from Janus International to the 2014 Facility of the Year Committee nominating us for 2014 Conversion Facility of the Year.

"On behalf of the entire Janus International self storage team, we are honored to be selected as the door and hallway provider for the Stadium Self Storage project in Milwaukee, Wisconsin.

From our perspective, this conversion had class written all over it from the beginning.  A desire to resurrect a pre-World War building, a detailed feasibility study and the ultimate needs of their clients allowed Coakley Brothers to plan the ultimate design in self storage.  Their attention to detail and strong communication with the Janus International team make this project a model by which we measure other projects.  Stadium's environmentally friendly system and ADA-compliant units remind us of what storage was meant to be.

125 Years in Business!  CEO Peggy Coakley, of Coakley Brothers, has announced Coakley Brothers celebrated their 125th year in business in 2013. The company commemorated this historic anniversary throughout the month of August and hosted a large company-wide celebration at Miller Park on August 20th.

Founded in 1888 as the Lightning Messenger Service by three brothers, George, Bill & Charlie Coakley, these Original Coakley Brothers represented the 3rd generation of an Irish family emigrated from Ireland to America in 1838.

Peggy Coakley, leading Coakley Brothers since 1999, represents the 4th Generation of her family to lead the organization. Peggy followed in the footsteps of her father, Neil Coakley Sr. who led Coakley Brothers for over a half century. Peggy relayed the excitement of this historic anniversary; “It is a tremendous honor to lead this organization as we celebrate our 125th Anniversary. We could not have reached this milestone without the contributions of valued employees, both past and present. We look to the future and acknowledge our past, with a sense of extreme pride and great purpose.”

For a Century and a quarter Coakley Brothers has provided exemplary service to a rapidly growing and changing City of Milwaukee and State of Wisconsin.  She says, "As an organization we take immense pride in our ability to consistently meet and exceed the expectations of our customers. As we announced our anniversary to our large customer base we were humbled by the words and feedback that long standing customers provided to us."

To honor her father Neil, and to coincide with the 125th Anniversary of the company, Peggy Coakley has commissioned a book on the history of Coakley Brothers. The book is dedicated to the Milwaukee Community for its trust in the company over the years and to the many employees, past and present, who have made the company the success it is today. It is due to be released in October of this year.

Brothers Business Interiors, an Office Furniture USA dealership, will offer furniture to all sizes of companies, corporations and institutions in the Wisconsin marketplace. Office Furniture USA provides casegoods, seating, filing, bookcases, reception and conference furniture in wood, veneer and laminate finishes.

The new venture's showroom and offices will be at the Coakley Brothers building at 400 S. Fifth St. on Milwaukee's south side.
"Coakley Brothers has been in the office furniture business for decades", said Peggy Coakley, chief executive officer of Coakley Brothers. "From office space planning to moving and installation, we have worked for the biggest brands and companies in the office furniture business. Offering our own range of office furniture is the logical next chapter in our 124-year history and is the perfect way to meet a growing customer need. We are the known professionals for handling office furniture in the market and now we will be selling it under our Brothers Business Interiors brand."

Brothers Business Interiors is the newest addition to the Brothers Companies portfolio.
